GENERAL CONDITIONS BED & BREAKFAST ANNO 1919.

Bed & Breakfast “ANNO 1919” applies the following general conditions. These apply to all guests of Bed & Breakfast “ANNO 1919”, Rijksweg Noord 36, 6071 KW Swalmen. The General Terms and Conditions apply from the time of room reservation up to and including the stay in our B&B.  

1.       Reservation and confirmation
No extra costs will be charged for booking a stay in Bed & Breakfast “ANNO 1919”.
The room reservation can be made via the website or other booking websites or, if necessary, can be made verbally, by telephone, in writing and by e-mail.
After receiving your reservation request, Bed & Breakfast “ANNO 1919” sends a confirmation (if space is available) and the reservation is final.
Our booking confirmations refer to these Terms and Conditions.  

2.      Cancellation and no show (do not come without cancellation)
In the unlikely event that you are unable to fulfill the room reservation you have made, you must notify us as soon as possible so that we can still offer the released date to third parties.

Cancellation is free of charge up to 7 days before the start date of the reservation.

In case of cancellation and no show, the contractor pays a fee to the owner.
This compensation consists of:

§   If canceled within 7 days before the start date, the first night of the amount is due as compensation.

§   At a no show on the day itself, 50% of the amount is due, with a minimum amount of one night. If this no show is caused by Force Majeure matters, this can be deviated from.

§   No refund will be made in the event of early departure.  

3.      Key B&B
As a guest you will receive a code to open the front door. You will also receive a code for the key safe in which your room key is located. This key must always be present in the key safe if you are not in the B&B. As a guest you are responsible for correctly closing the entrance door of the B&B. Loss of the key is at the expense of the contractor (€ 50) and will be paid in cash or afterwards by the contractor upon check-out.  

4.      General

a.      Hilde van den Essen is the owner and manager of Bed & Breakfast “ANNO 1919”, further referred to as owner. The owner can be replaced.

b.      Guests must have a permanent residence or residence. They must be able to identify themselves.  

c.     The owner is not liable for damage, loss or theft of users' property. In case of disputes, all (legal) costs are borne by the users.

d.     All risks related to a stay in Bed & Breakfast “ANNO 1919” are borne by the users.  

e.       Damage and loss of movable and immovable property of the owner must be reported immediately by the users and reimbursed to the owner.  

f.        Guests must follow owner's instructions.
The owner can deny and / or refuse guests access to Bed & Breakfast “ANNO 1919” with immediate effect, in the event of violation of these General Terms and Conditions and in the event of inappropriate behavior, without further notice and stating reasons and without reimbursement of accommodation costs.
The owner's administration is decisive in the event of a difference of opinion, unless the users can prove the contrary.  

g.       Guests of Bed & Breakfast "ANNO 1919" must adhere to the house rules.

5.      Payment private individuals
The accommodation costs in Bed & Breakfast “ANNO 1919” must be paid before arrival, for example via IDEAL or credit card or in advance. It is not possible to pay this at the end of the stay.
The owner can deviate from these conditions in consultation with the user. When booking from 7 days and more, the owner can request a deposit of 50% of the agreed rental price.

6.      Payment business
The accommodation costs in B&B “ANNO 1919” must be paid in advance. In consultation it is possible to pay by invoice.
